Reservation Confirmation
Your cabin is confirmed with the understanding that each guest agrees to observe and abide by the General Rules & Regulations listed below. To ensure the comfort and safety of all guests, loud noise or music is prohibited at any time.
Minimum Stay
All reservations require a 2-night minimum stay.
Non-Smoking Policy
All units are non-smoking; smoking is permitted outdoors only. If there is evidence of indoor smoking, a $250 cleaning and damage fee will be applied. No exceptions.
Check-In / Check-Out
Check-in: 3:00 PM (Early or late check-in may be arranged in advance, if possible.)
Check-out: 10:00 AM
Guests who plan to ride the Hatfield–McCoy Trail after checkout may leave their vehicle and trailer parked on the property for the day.
Deposit: A deposit equal to 50% of the rental rate is required at the time of booking by credit card.
Cleaning Fee: $20.00 per unit
Personal Checks: Not accepted.
Once your reservation is confirmed, the unit(s) are removed from the rental market and held for you.
Cancellations made 30 days or more prior to arrival will receive a refund minus a $30 cancellation fee and credit card fee.
No refunds will be issued for early departures.
Before leaving, please:
Broom-sweep the unit.
Wash and air-dry all dishes.
Take out all trash.
Turn off lights, heat, and A/C.
Leave the room key inside the unit.
Lock all windows and doors.
A $10 fee will be charged for lost keys.
Each unit includes:
A kitchenette with refrigerator, microwave, double-bowl sink, coffeemaker, and utensils (sufficient for up to 4 guests).
Note: No standard cookstove or metal pots and pans are provided.
Linens: Linens and blankets are provided.
Towels/Washcloths: Not provided.
Laundry: Washer and dryer available on-site at each lodge.
Outdoor Amenities: Barbecue grills and picnic tables available for all guests.
ATV Wash: A pressure washer for guest use is located behind The Depot Lodge (8 blocks from Rockhouse Lodge).
Trail Permits: As an official Hatfield–McCoy Trail vendor, we can have your riding permits ready upon arrival. Each rider (including passengers and minors) must have a valid permit.
Security: The Town of Man provides 24-hour police patrol. For peace of mind, guests are encouraged to bring cables or locks to secure ATVs.
Campfires: Permitted at all facilities.
Pets: Please leave pets at home. Most guests are out riding during the day, and pets cannot be left unattended in cabins.
Age Requirement: Guests must be 21 years or older to rent or check into a cabin.
Alcohol & Drug Policy:
No alcohol consumption by persons under 21.
If any guest is arrested for underage drinking, this rental agreement will be terminated immediately with no refund.
Illegal drug use is strictly prohibited.
Damages: Guests are responsible for maintaining the property in good condition.
Any damages, missing items, or unreported issues will be billed to the guest.
All units are inspected before arrival; any issues must be reported within 2 hours of check-in.
Fuel Storage: No gas cans may be stored in or near any building.
